- CabinetsThe single biggest line item. Stock cabinets run a few thousand; semi-custom is 2–3× that; full-custom can match the entire stock-cabinet kitchen by itself.
- CountertopsLaminate is cheapest. Quartz is the modern default ($60–$120/sq ft installed). Natural stone (granite, marble, soapstone) scales with slab choice and edge profile.
- Layout changesKeeping the existing footprint is the cheapest path. Moving a sink, range, or wall doubles plumbing + electrical + drywall scope and often triggers permitting.
- AppliancesBuilder-grade vs. pro range can swing $8k–$20k on its own. Don't average them — list them separately in the quote.
- FlooringReplacing the kitchen floor is usually bundled in. LVP is cheapest, tile in the middle, hardwood on the high end (and a refinish if you're matching existing wood).
